Your Knowledge, Experience and Qualifications:

You will also need to have the following knowledge, experience and qualifications

  • Educated to level 4 National Qualification Framework for England, Wales and Northern Ireland OR willing to work towards.
  • Detailed knowledge and experience of building construction
  • Experience using Microsoft Office including Word, Excel & PowerPoint.
  • Significant experience of tendering procedures and contract administration.
  • Significant experience of programming and controlling building work.
  • Significant experience of effective cost control and budget management.
  • Significant experience of risk assessment relating to construction work.
  • Significant experience in tenant liaison.
  • Detailed knowledge of Fitness for Human Habitation and Disrepair


What you’ll be doing:

Our Surveyors work in our Resident Services Team and are responsible for carrying out a broad range of surveying duties to enable residents to live well in their homes and estates. This is an important customer-facing role, where you’ll carry out surveys to enable future investment programs to be correctly planned and procured, manage disrepair claims and one-off projects including adaptations to ensure residents can continue to live safely and independently in the right home, resolve with boundary disputes, carry out energy surveys and carry out surveys to ensure regulatory compliance.  

You’ll need to apply risk-based judgement, relevant legislation, best practices, policies and procedures to enable us to manage and maintain our building stock and land holdings, ensuring they meet the current and future needs of our residents and communities.

As a Surveyor, you’ll take ownership in

  • Assisting with the implementation of Tai Calon’s Asset Management Strategy including options appraisals and financially viable innovative design solutions in line with the “Asset Management Strategic Approach” including statutory and Duty of Care compliance.
  • Assisting with the preparation and annual review of a 30-year financial plan.
  • Assisting with the preparation and annual review of a 5-year financial plan and investment programme.
  • Carrying out any duties necessary to fulfil requirements of RICS Building Surveying Competencies.
  • Managing the delivery of allocated projects in line with the “RIBA Plan of Works 2020” Stages 0 to 7 inclusive to ensure required cost, time and quality requirements are planned, monitored and met.
  • Assisting with the preparation and delivery of the decarbonisation works across Tai Calon. 
  • Providing a customer-focused property surveying service, achieving high levels of customer service.
  • Providing and actively promote excellent Customer Service for both internal and external service users and stakeholders.
  • Ensuring excellent customer liaison is provided to support all works within the directorate as may be required and ensure communication is prioritised and implemented throughout the directorate before, during and after works as required. 
  • Assisting with Procurement activities to deliver “Value for Money”.
  • Procuring, managing and monitoring the performance of various contracts
  • Providing technical advice and expert opinion on Building, Surveying and Construction related matters to staff, and stakeholders as required. Advising and guiding colleagues working on property inspections, contract, project and property related surveying works. 
  • Applying risk-based judgement in all decision-making and following the principles of the Construction (Design Management) Regulations to improve Health and Safety and ensure all risks involved are identified and managed.
  • Working proactively with the Health and Safety Advisor to manage risks and minimise Health and Safety incidents and ensure that lessons learnt are fully and properly embedded.

Working Pattern:

As a Surveyor, you will work 37 hours per week.


Where You'll Be Working:

This role offers Hybrid Working, where you’ll be able to work from home. As part of the role, you will also need to visit tenants and properties across Blaenau Gwent.
