Your Knowledge, Experience and Qualifications:

You will also need to have the following knowledge, experience and qualifications

• ABBE Level 3 Certificate in Domestic Energy Assessment

• ABBE Level 3 or 4 Certificate in Retrofit Assessment

• Knowledge of the Welsh Housing Quality Standard and associated compliance policies and reporting mechanisms/protocols

• Knowledge of historic and current construction and refurbishment techniques, building regulations and standards, and planning controls

• Experience of undertaking stock condition surveys, delivering asset management surveying programs and component specifications

• Experience of working with asset management databases, datasets and associated IT systems

• Experience of liaising with teams involved in the planning and delivery of new build, acquisition, regeneration and refurbishment projects

What you’ll be doing:

Working as an Assets and Energy Surveyor, your role is key in helping us shape our property portfolio by leading Stock Condition Surveys (SCS), Energy Performance Certificates (EPC), and Retrofit Assessments. This will ensure our data is accurate and up to date, enabling us to target investments and projects where they’ll have the greatest impact.

You’ll gather and manage critical asset data to drive strategic decisions around stock investment, disinvestment, and planned works. You’ll also support the optimisation of our property portfolio, providing key insights for stock appraisals, viabilities, disposals, and community enhancements.

For a more detailed overview of what you will be doing, our Assets and Energy Surveyor take ownership of

• Deliver comprehensive and timely survey programmes across Tai Calon’s property portfolio, including stock condition, Welsh Housing Quality Standard (WHQS) compliance, Housing Health and Safety Rating System (HHSRS), Fit for Human Habitation (FFHH), Standard Assessment Protocol (SAP), Energy Performance Certificate (EPC), PAS 2035, and any other data classes as required.

• Completing Energy Performance Certificates and Retrofit Assessments on properties, advising the Decarbonisation and Sustainability Manager on the potential for decarbonisation and energy efficiency projects to be completed in homes and estates.

• Provide in-house training, support and mentoring to Tai Calon staff in relations DEA and Retrofit Assessment Surveys

• Assisting in the validation of the quantity and quality of property-related information within our asset management databases and associated systems to ensure data accuracy and integrity.

• Supporting the formulation and validation of planned WHQS and wider work programmes, budgets and component specifications for Tai Calon Trades and external contractors based on stock condition and asset intelligence data.

• Supporting the delivery of our strategic and operational Asset Management priorities and objectives.

• Identifying properties and schemes requiring option appraisal and financial viability assessment linking with asset intelligence data, property performance information and wider neighbourhood and community indicators.

• Advising on potential solutions to reduce exposure to Leaseholder and Section 20 issues, by identifying opportunities to rationalise blocks containing leasehold properties.

• Supporting the Decarbonisation & Sustainability manager to deliver the organisation's decarbonisation targets as set out in its corporate plan and by Welsh Government regulatory requirements.

• Undertake any other duties as required within the scope of the role.

Permanent

Working Pattern:

You will work 37 hours per week from Monday to Friday.

You will also be eligible for our Flexi Time scheme, with most colleagues working their hours between 8:00 am and 5:00 pm.

Where You'll Be Working:

This role offers Hybrid Working, where you’ll be able to work from home. For the days that you're in the office, we've got a bright, open and modern space for you to catch up with colleagues and work from.

This role will also require you to work out in the community, visiting Tai Calon properties across Blaenau Gwent.
